When a property first lists on MyBrix, it is called an Initial Brix Offer or IBO for short, during the IBO process each individual property is divided into 10,000 Brix.
Each Brix being a fractional right to the future proceeds of that specific property.
Property owners must always retain a minimum of 20% of the Brix issued (except if they temporarily issue Gold Brix) in their property. Investors acquire the Brix offered by the Property Owner during the IBO stage.
Brix owners can sell their Brix at any time once the property is listed on our trading platform.
In 2024 our trading platform will go live and all owners of Brix will be offer their Brix for sale to other investors or the back to Property Owner, via that platform.
New IBO’s will be listed on the sale platform 3 months after finalisation of the initial Brix issue.
There are three types of Brix:
Standard Brix apply to Owner Occupied properties. Standard Brix are able to fund up to 65% of the current market value of a property. If you have less than 35% equity in your property, you can apply to use Gold Brix (subject to approval) as well as Standard Brix.
Standard Brix have no repayment obligations, No interest and No Monthly Fees, they are also discounted by the Property Owner by up to 15% during the IBO process.
Optionally, owners can enter into fixed buybacks, should they wish to increase their share of sale price during the MyBrix funding term
Brix owners can sell their Brix on the Brix Sale Platform to other Investors or property owners (just like shares) at any time..
Standard Brix generate immediate returns for investors of up to 15% and rely mainly on the capital growth of the property for longer term returns. Additional returns may come from structured buybacks initiated by the Property Owner.
To guarantee a return to Investors Standard Brix have a maximum 10 Year lifespan.
Silver Brix apply to Rental Properties. Silver Brix are able to fund up to 70% of the current market value of a property. If you have less than 30% equity in your property, you can apply to use Gold Brix (subject to approval) as well as Silver Brix
Silver Brix have no repayment obligations, No interest and No Monthly Fees, they are also discounted by the Property Owner by up to 10% during the IBO process.
Enjoy capital growth in the property as Real Estate markets grow and well as rental returns. All rental earnings are split proportionally amongst all Brix holders. That’s capital growth plus rental yield.

Gold Brix provide the opportunity for property owners who want to utilise MyBrix but cannot fully fund their property solely by using Standard or Silver Brix.
Anyone wishing to utilise MyBrix can apply for Gold Brix in conjunction with Standard or Silver Brix.
For example, an Owner may want to fund $900K of a $1M owner occupied property. This means issuing 7,500 Standard Brix and 1,500 Gold Brix. You can use the calculator below to work out the monthly costs for Gold Brix.
Gold Brix are subject to financial assessment and have mandatory monthly buyback commitments by the Property Owner.
The Gold Brix program applies to both Owner Occupied (Standard Brix) and Rental Properties (Silver Brix). Properties with Gold Brix are more attractive to Investors as these provide higher returns for their investment.
Gold Brix have an Issue Price and a Buy Back Price that is agreed at the commencement of the funding term. The property Owner commits to buy back 1/60th of all Gold Brix issued each month for the Agreed Buy Back Price for a term of 5 years (60 months).
The maximum funding possible by using Gold Bix is 90% of the market value of the property when it lists on MyBrix, or $250,000 (whichever is less).
Owner Occupiers (<35% equity) or Rental Owners (<30% equity), this is the option for you.

Yes, once your property is fully funded there is no interest charged and no repayments required, regardless of the amount funded, as long as you are over the minimum equity limits of 35% for Owner Occupied Properties and 30% for Rental Properties. We do, however, encourage you to re-acquire Brix from Investors to create more Brix equity in your property throughout the term of your MyBrix facility.
The Maximum you can fund is 65% for Owner Occupied Properties and 70% for Rental Properties using Standard or Silver Brix. In addition, you can fund up to 90% by filling the gap with Gold Brix. Gold Brix are subject to different terms and conditions and have mandatory monthly buybacks over 5 years.
Yes, MyBrix will pay out your existing bank mortgage with your bank as part of the conveyancing process once your property has been fully funded.
